I get this question all the time. People ask me, "Brenda, what do I actually need to do before I list my house?" And honestly, it is less than you think. You do not need a renovation. You need a short list of small, inexpensive things that make a big difference. Here they are.
Start at the curb
I know everybody says curb appeal, but it is true. The buyer decides in the first ten seconds pulling up. Trim the bushes, put down fresh mulch, and in the fall, maybe set a couple of pots of mums by the door. It costs you 50 bucks and it changes everything.
Declutter like you mean it
Inside, the biggest thing is decluttering, and I mean really decluttering. About half the stuff in your closets should go to storage, because buyers open every closet, and if it is packed, they think there is no storage in the house.
Paint, light, and the little repairs
The rest of my list is quick:
- Paint. If you have any bold colors or scuffed walls, a neutral warm gray or greige makes rooms look bigger and cleaner, and it photographs so much better. That matters, because everybody sees your house online first.
- Lighting. Open every blind and turn on every lamp for showings and photos. Dark rooms feel small and sad. And replace any burnt out bulbs. I see that constantly.
- Little repairs. This is the one people skip. The dripping faucet, the door that sticks, the cracked outlet cover. Buyers see one of those and they start wondering what else is wrong with the house. Fix the small stuff before we list.
Skip the big renovation
You do not need to renovate your kitchen. Do not start a big project right before selling. You almost never get that money back. Just clean, declutter, paint, light, and fix the little things.
